Prices range from the low $100's to the upper $900's with some even going up above $1M. If you are looking for new construction, there are plenty of options for your consideration in the Austin real estate market. Purchasing a New HomeWhen considering purchasing purchasing new construction,be sure to bring your realtor along when you go to visit the builder. Your realtor can be a great resource for you all through out the process. When my clients are purchasing new construction, I go with them to pick out the house, help them in negotiating the price of the home along with any upgrades and options. If they wish, I will go with them to the lender appointment and also to the design center to help select the options for the home. I also will be with them on all walk through, inspections, and the like. Builder IncentivesAll through out the year, builders offer incentives on new construction, and inventory homes. A realtor will be able to guide you through the different incentives and advise you on the best ones out in the marketplace. Buyers RepresentationWhenever you are purchasing a home, you need to be represented by someone who has your interest at heart. The reps in the model homes are there to represent the builder and his interest. You need a realtor who will fight for your rights and give you sound advise that will represent your specific needs and desires. Having a realtor does not change the price of the home. The buyers agent commissions are built into the price of the home and if you do not have representation, the builder just has a larger profit margin on the home you purchase.
